About Our Plans

• A ¼” foundation layout for either basement, crawl space or slab. If the desired foundation option is not available, please contact our office at (682) 323-7998.
  
  
• ¼” detailed floor plans that show layout of each floor of the house, including room dimensions and window and door sizes. Framing and size of structural members are not noted and should be reviewed by a local engineer to ensure compliance with local building codes.
  
  
• ¼” exterior elevations of the front, rear, left and right side views. Exterior materials and measurements are also noted.
  
  
• A ¼” roof plan including the overall layout of roof construction. Framing and size of structural members are not noted and should be reviewed by a local engineer to ensure compliance with local building codes.
  
  
• Exterior Details of important elements such as dormers, cornice, columns, or brackets.

What you need to know before purchasing:

• All of our total square footage figures represent heated floor only. They do not represent two-story vaulted spaces, garages, future space, unfinished areas or unfinished basements. Calculations are figured from outside face of stud.
  
  
• CM2 Design Associates, Inc. does not offer engineering/structural drawings on its home plans. Our plans are designed to meet International Building Codes and are not designed for any specific area. In addition, our plans will not be signed or stamped by an architect or engineer. Your plans will need to be engineered by your local licensed engineers.
  
  
• Plans do not include plumbing or mechanical plans. These should be obtained from a local engineer to ensure mechanical equipment is sized correctly for your particular regional building codes and climate conditions.
  
  
• Purchasers should ensure that the plans comply with all applicable building codes and are suitable for a particular site, including any subdivision restrictions, before actual construction begins.
